OUR PROCESS
Because it is likely that a high percentage of properties that we acquire will require some degree of remodeling prior to the sale, we follow a process to evaluate the condition of the purchased home and the improvement needed. The level of rehab work for each property will be highly dependent on the condition of the house and the neighborhood trends, ranging from minor cosmetic improvements to major structural overhaul and remodeling.

INSPECTION
All properties undergo a thorough pre-purchase inspection by a licensed inspector. Inspections provide a comprehensive checklist of property defects to be repaired during the renovation process. The cost of a full pre-purchase inspection is factored into each project, as part of the renovation cost.

APPRAISAL
Casa & Co. works with a team of professional general contractors to review the inspection checklist provided by the property inspector, and provides a total rehab budget estimate that is used to analyze the viability of the project.

OFFER & PURCHASE
Once the appraised value of the property along with the estimated renovation costs are determined, we make an offer that we consider appropriate based on the current housing market conditions, trends and comparables.

RENOVATION
Once the purchase of the property is complete we proceed to hire the necessary sub-contractors, under the supervision and management of a general contractor, to do the renovation. For substantial renovation efforts that require permits and structural redesign, the general contractor is in charge of managing all aspects of the project.

STAGING
One of the most effective marketing strategies used by Casa & Co. is home staging. We consult with a team of home stagers to make sure the staged property allows buyers to visualize what it will look like fully furnished, providing an emotional connection and motivating them to make an offer.
